Road Questions, Answered Plainly

Chip Seal, Asphalt, Base Work, and What Comes Next

Good questions deserve plain answers. Start here for the basics on chip seal, preparation, weather, loose stone, early driving, maintenance, cost, and quotes.

What is chip seal?

Chip seal is built by applying asphalt binder or emulsion, spreading aggregate over it, and rolling the stone into place. It leaves a durable, textured driving surface that is different from hot-mix asphalt and from sealcoating.

Can chip seal be placed over an existing gravel or caliche road?

Often, yes. The road must first be firm, properly shaped, and ready to carry the new surface. Soft areas, deep ruts, loose material, and water trouble need attention before chip seal goes down.

Why do the road base and drainage matter so much?

The finished surface can only hold as well as the road supporting it. A weak foundation can move or rut, and trapped water can soften the road and break down its edges. Good preparation protects the work above it.

Is some loose aggregate normal after chip seal is installed?

Yes. Some loose stone is normal early on. Rolling seats the aggregate, and sweeping removes the excess. Rafferty Paving will explain how to use the road while the new surface settles in.

When can a new chip-seal surface be driven on?

Opening time changes with the material, weather, rolling, cleanup, and traffic on the road. Follow the access directions given for the job instead of a one-size-fits-all timetable.

Can chip seal or asphalt be installed in any weather?

No. Temperature, moisture, wind, and the forecast all affect paving work. A weather delay is sometimes the right call when conditions could compromise the job.

Is chip seal better than asphalt?

They are different tools. Chip seal gives a textured aggregate finish and can be a strong fit for long roads and large properties. Asphalt creates a smoother pavement mat. The right choice comes down to the road, the way it is used, and the finish the owner wants.

Are chip seal and sealcoating the same thing?

No. Chip seal combines binder or emulsion with aggregate to build a wearing surface. Sealcoating is a maintenance coating for existing asphalt. Damaged asphalt may need repair before a coating makes sense.

How long does chip seal last?

There is no honest single number for every road. Construction, traffic, weather, water, and upkeep all affect service life. Rafferty Paving can discuss care and expectations after seeing the road and the work it needs.

What maintenance does a chip-seal road need?

Keep water moving away from the road, watch the edges, and take care of isolated damage before it spreads. If the surface changes noticeably, have the cause checked before choosing a maintenance treatment.

What affects the cost of a chip-seal project?

Road length and width set the quantity. Preparation, repairs, materials, equipment movement, property access, and scheduling shape the rest. A useful quote shows what is included so owners can compare the same work.

Can Rafferty Paving quote a shared private road?

Yes. Name the decision contact and note any access that must stay open.

How is access handled on a commercial paving project?

Entrances, deliveries, customer traffic, residents, and emergency routes are discussed before work starts. The property layout and the work area determine whether sections can be phased and where temporary changes are needed.

Does damaged asphalt need repair, resurfacing, or replacement?

Isolated damage may call for a local repair. A worn but sound pavement may be suited to resurfacing. Widespread movement or failure below the pavement can require more substantial work. The pattern of damage usually tells the story.

The current service list includes Kerr, Gillespie, Kendall, Bandera, Llano, and Tom Green counties. Send the project location when requesting a quote so Rafferty Paving can confirm scheduling and travel for the job.

What information helps Rafferty Paving prepare a quote?

The road location is enough for a first pass. The quote form also gives you optional space to describe what needs attention and add any other useful details.

What kinds of roads does Rafferty Paving handle in Llano County?

Rafferty Paving takes inquiries for ranch roads, private roads, commercial and community access, and rural driveways in Llano County. The project location, size, current surface, and access needs help define the right conversation.

Can an existing gravel or caliche road in Llano County be prepared for chip seal?

It may be a candidate when the route has a firm base, proper shape, and drainage that moves water away from the driving surface. Soft stretches, ruts, loose material, and worn edges need to be evaluated before chip seal is selected.

Can shared community or commercial access be discussed before work begins?

Yes. Include the entrances, traffic patterns, deliveries, resident access, or work areas that must remain usable. Those details help frame phasing and the scope of a community or commercial road inquiry.
